It is no secret that private sector lenders and investors are risk averse when making loans and mortgages. However, to survive they also must constantly seek opportunities to invest the trillions of dollars in pent-up capital that they control into what they consider to be reasonably safe investments.

Loans for new construction depend on the income and credit-worthiness of the buyers. Utility savings that can be expected from properly installed energy efficiency features are seldom considered.

Loans for energy upgrades on existing homes depend on homeowner income and credit-worthiness as well as the abilities of those performing the upgrades to get the job done in a professional and timely manner. However, lenders are aware of the chaotic and undisciplined nature of the energy retrofit industries are justifiably reluctant to offer any project funding.  

This is highly unfortunate because those of us in the energy efficiency, green/sustainable, renewable energy industries have documented proof that well executed and properly installed energy efficiency and renewable energy systems can more than pay for themselves.It is not unusual for a deep energy retrofit to provide a quick payback and ongoing abundant Return-On-Investment (ROI).

Energy Efficient Mortgages (EEMs) and Energy Improvement Mortgages (EIMs) use calculated utility savings to boost the income side of the loan decision, increase the value of the property, and support the safety of the investment. In short; the home owner or buyer qualifies for the mortgage; the house qualifies for the energy mortgage.

The key is to properly document the projected energy savings and utilize inspections and testing to verify that installations of equipment meet certain standards.

    Here is a very recent example of the type of complex project that Eric excels at:  

    A 100 year old plus home had Eric replace the old steam boiler with a hot water radiant heating system. The home has 14 window unit air conditioners that the owner would like replaced with central units. 

    Because the home has lathe-and-plaster walls there is no room to run duct work so Eric has designed a mini-split system to help condition the main floor of the large residence and a high-velocity system using 3 inch tubing to snake through upper wall cavities to condition the second and third floors. 

    There is also a conventional forced air heating/cooling system using duct work for part of the main floor so in total there are 3 different cooling and 4 different heating systems combined to comfort condition this old home.  

    Most HVAC companies, even experienced ones, that would take one look at a complex job like this and run away. Eric and the people he works with relish the prospect of tackling a seemingly impossible job.

  • Kevin Kennedy is an Environmental Hygienist and is the Managing Director for the Center for Environmental Health at Children’s Mercy Hospitals and Clinics in Kansas City, MO. The center provides patient-based services, training, and education, and performs research in indoor environmental health.

    Mr. Kennedy has been involved in housing and school environmental health assessments for 10 years and environmental science and industrial hygiene chemistry consulting for over 20 years.He is currently one of the instructors for the Children’s Mercy Hospital’s Healthy Home Training Center serving the state of Missouri for the National Center for Healthy Housing.

    Additionally, Mr. Kennedy is currently the co-director of the Workgroup Practice Parameter on Home Assessment for the Joint Task Force of the American Academy of Allergy, Asthma, and Immunology, and the American College of Allergy, Asthma, and Immunology. He is a member of the Indoor Air Quality Association’s Home Health Committee, and serves on the curriculum committee for the National Healthy Homes Training Center.

    Mr. Kennedy received his Masters in Public Health from the University of Kansas, Department of Preventive Medicine, and his Bachelor of Arts in Natural History and Environmental Science from the University of Kansas, where he also received teaching certification in secondary science. He previously worked for several years as a restoration carpenter and woodworker.

  • Ken Riead is well known in the residential energy efficiency and renewable/clean energy fields. He wrote the original skills & labor specifications for energy auditors and raters for the US Dept. of Labor through O*Net and has been instrumental as a founding member of many organizations.

    Ken has worked with electrical utilities and municipal governments since 1978 and has developed several energy efficiency or 'demand-side' programs for both. He has worked with projects as small as off-grid tiny homes and as big as Nebraska Furniture Mart in Kansas City, Kansas.

    Ken is a Senior Certified Energy Manager and Demand-Side Manager plus a Certified Sustainable Development Professional with the Association of Energy Engineers. Ken is also a Chartered "Legend in Energy".
